2. User Verification Process

Verification Requirement for Booking Viewings:

Tenants must complete both phone and ID verification before requesting property viewings. This requirement protects both tenants and landlords by reducing no-shows and building mutual trust.

Important Verification Limitations:

While we verify that users submit identification documents, this only confirms document submission—it does NOT:

• • Guarantee the user's identity, character, or trustworthiness
• • Confirm property ownership or legitimacy
• • Prevent fraud, scams, or illegal activity
• • Replace background checks or police clearances
• • Verify financial capability or rental history

Users should still exercise caution and conduct their own due diligence when interacting with other platform users.

3. No Control Over User Interactions

Lookal provides a platform for users to communicate, but we do not control, monitor, or moderate individual conversations between tenants and landlords. We are not responsible for:

• • Agreements made off-platform
• • Disputes, conflicts, or disagreements between users
• • Promises, commitments, or representations made by users
• • Harassment, discrimination, or abusive behavior

4. No Financial Transactions

Lookal does NOT handle rent payments, security deposits, or any financial transactions between tenants and landlords. We only process subscription payments for landlords using our premium features.

All rental payments, deposits, and financial arrangements are made directly between users. We are not responsible for payment disputes, fraud, or non-payment issues.

5. Property Condition and Safety

Lookal does not inspect properties or verify their condition, safety, or compliance with building codes. We are not responsible for:

• • Property defects, damage, or hazards
• • Violations of building codes or safety regulations
• • Injuries or accidents occurring on properties
• • Pest infestations, mold, or environmental issues

Real Estate Service Act (RA 9646)

Lookal operates as a technology marketplace platform under the Philippine E-Commerce Act (RA 8792), not as a real estate service provider under RA 9646 (RESA Law). We:

• • Do not broker rental agreements
• • Do not collect rent or commissions from rental transactions
• • Do not provide real estate appraisal or brokerage services
• • Only facilitate direct connections between parties

User Responsibilities

You are solely responsible for:

• • Verifying all property and user information independently
• • Complying with all applicable laws and regulations
• • Conducting background checks and due diligence
• • Negotiating and drafting rental agreements
• • Resolving disputes with other users
• • Protecting your personal safety during viewings
• • Completing required verification before booking viewings (for tenants)

No Liability for User Actions

Lookal is not liable for any damages, losses, or injuries resulting from:

• • User conduct, misrepresentations, or fraud
• • Property defects, hazards, or safety issues
• • Disputes or conflicts between users
• • Rental agreement breaches or non-payment
• • Third-party services or external websites
• • No-shows or cancelled viewings

Content Accuracy

All content on our platform (listings, descriptions, photos) is provided by users. While we may review content for policy violations, we do not guarantee accuracy, completeness, or legality. Information may be outdated, incorrect, or misleading.
